A pre purchase building inspection is an independent inspection conducted prior to purchasing a property. A pre purchase building inspector will inspect every aspect of the building from top to bottom. We will inspect all of the hard to reach areas including under the sub floor , in the roof loft and the roofs exterior to ensure no stone is unturned.
With an increase of DIY renovations the need for a pre purchase building inspection has never been more important. With all renovations, good intentions can only get you so far before the structural integrity can become compromised. Whether it be something minor like nails popping to something major like inadequate water proofing to wet areas these defects can be costly to you in the long run.
We recommend all buyers conduct a pre purchase inspection prior to the signing of any documents i.e. contract of sale. However, some real estate agents may request you to sign an offer form in order to secure your bid on the property. In this instance we recommend all buyers include a clause with their offer “subject to a building inspection report” prior to buying.

Purchasing property is said to be one of the largest investments an adult will make in their lifetime. The aesthetics of a property may be pleasing to the buyer however the structural integrity is the most important component of purchasing a property. This is where an independent building inspector comes in. We will look beyond the aesthetics and focus on the structural integrity of the property. We will identify any defects hidden or otherwise that you may have missed at the open for inspection. The costs of a pre purchase inspection differ from house to house as the costs are determined by the size of the dwelling, the construction type i.e. Brick Veneer, number of storey’s & the foundation type i.e. concrete slab.
